Complete support for landlords in the private rented sector

Whether referred to as the ‘Private Rented Sector’ or the ‘Professional Rented Sector’, build to rent developments are becoming more widespread with several cities seeing a marked increase in PRS developments.  The growth of corporate landlord lettings is seen as a desirable solution for the number of people wishing (or needing) to rent long term professionally managed homes rather than purchasing.  With the increased stamp duty on second homes, it may also become the ideal 'holiday home' choice for many.

We are able to provide assistance on:

  • the best form and/or duration of Assured Shorthold Tenancy for a development – if long term, we can advise on rent reviews and break clauses.  If short term, we can advise on the benefits of signing a new AST versus allowing the tenancy to become periodic.

  • General advice, training and administrative support
  • Right to Rent checks

When things don't go to plan, we can also help with:

  • Rent arrears collections including trace agent services if necessary
  • Tenant evictions under Section 8 or Section 21 of the Housing Act 1988
  • Disrepair and dilapidation claims advice and representation
